What's included

We don't rush through a checklist. Every service takes around 45–60 minutes, and we check everything that matters — not just the minimum the regulations ask for.

Safety & gas checks

  • Flue gas analysis — checks the boiler is burning efficiently and safely
  • Carbon monoxide test on flue gases
  • Gas leak test across the system
  • Combustion chamber seals checked — confirming flue gases aren't leaking into the main boiler chamber
  • Gas pressure tested at boiler and meter
  • Visual inspection inside the boiler for signs of CO spillage, corrosion, leaks, or loose wiring

Performance & efficiency

  • Boiler efficiency checks and adjustments made where necessary plus advice on additional controls
  • Checks the boiler is operating within the manufacturer's specifications, and adjust the gas valve as and when necessary
  • Visual check for anything suspicious or approaching failure

System protection

  • MagnaClean magnetic filter removed, cleaned, inspected and refitted
  • Debris in the filter noted — builds a picture of system health over time
  • Water quality test — checks inhibitor level in system water to confirm corrosion protection is adequate
  • Condensate trap checked and cleaned if necessary
  • Check for boiler cycling (flow and return temperature differential)
  • General check for anything dangerous, unusual, or not looking right

What you get afterwards

  • Electronic service certificate emailed to you after the visit
  • Gas safety certificate (CP12) issued where required

Why our service is different

Magnetic filter service included

Many engineers skip this or charge extra for it. We remove, clean, inspect and refit the magnetic filter at every service. A clogged filter can stop the boiler working properly. We record the amount of debris collected each time, so over successive services we can spot whether contamination is increasing — an early warning sign that the system may need further attention before it becomes a bigger problem.

"MagnaClean" is actually a brand name that's become the generic term — like Hoover for vacuum cleaners. We service MagnaClean, Fernox and boiler manufacturer filters. We don't service the cheap copies — they need special proprietary keys, are more prone to leaking than the main brands, and some of them don't actually filter anything useful. If your system doesn't have a filter fitted, we can quote for installing one.

20 years of seeing what goes wrong

We've seen boilers need expensive repairs — or be completely destroyed — because filters and seals weren't checked and cleaned at previous services.

We've seen boilers and systems fail years early because Magnacleans weren't checked or because inhibitor levels were low.

That's why we do every check properly, document everything, and don't cut corners to save ten minutes.

Water quality testing — included as standard

At every service, we test the inhibitor concentration in your system water — the stuff that prevents corrosion and scale building up inside your radiators, pipework and boiler. Many engineers don't bother. We include it because it takes two minutes, costs almost nothing, and gives you a documented record of system health.

  • Confirms whether the system is properly protected against corrosion
  • Result recorded on your electronic service certificate
  • If the level is low we'll get it topped up so your system is protected
  • If we find a bigger problem (heavy contamination, sludge), we'll explain what we've found and quote separately

Why this matters

Water quality testing at every service is now a regulation requirement under BS 7593:2019 and the 2022 changes to Building Regulations Part L. Many engineers still aren't doing it — there's been a grace period while the industry catches up.

Boiler manufacturers are starting to check service records when processing warranty claims. A service record without a water quality check is a gap that could be used to refuse a claim. We include it so you're properly covered.

Landlords & CP12 gas safety certificates

Every AHS boiler service includes the full gas safety checks needed for a CP12 certificate. One visit covers your legal obligation and properly maintains the boiler.

Why we don't cut corners on CP12s

A CP12 on its own only checks gas safety. It doesn't check efficiency, clean the magnetic filter, or look at the things that keep a boiler running properly. We always include the full service so the boiler is actually maintained, not just signed off.

For landlords, the included water quality test is particularly valuable. It gives you a documented record of system health — meaningful protection if anything is ever questioned about the heating system's condition.
